DLP Industrial Outdoor Storage Update
In recent years, the Dutch market for Industrial Outdoor Storage (IOS) has developed rapidly from a relatively unknown niche into a fully-fledged and strategic segment within the commercial property market.
The growing availability of IOS sites can be directly attributed to the current investment climate. Due to low yields on logistics developments, many sites have been acquired or developed in recent years at relatively high residual land values.
Now that sales prices for logistics property are cooling, whilst land and construction costs remain structurally high, the feasibility of new (large-scale) developments is diminishing. In this landscape, IOS offers an attractive alternative. With relatively limited investment, owners can achieve returns quickly and flexibly, without exposure to high construction and development risks. Moreover, IOS remains an interesting intermediate step towards future (logistics) redevelopment.
Another positive development is that IOS meets the demand from parties who, until recently, struggled to find suitable sites. These include users in the transport and logistics, construction, infrastructure, automotive, civil engineering and container storage sectors. The demand for IOS from these parties is driven primarily by price, flexibility and scalability. This has resulted in a slight increase in rental prices for IOS sites, particularly in well-connected locations near motorways, ports and urban areas.
Over the past year, the supply of IOS sites within the South-West Netherlands region has increased significantly; however, there is often a mismatch between the site’s location, the quality of any existing buildings and the extent to which there is a high-quality outdoor area. We also see a relatively wide range in rental prices.
In June 2026, approximately 35 industrial and logistics sites will be offered for rent in the Netherlands, ranging in size from 5,000 m² to 80,000 m², with average rents varying from EUR 15 per m² to EUR 40 per m².
