The former Manometer factory and accompanying buildings will soon undergo a thorough renovation and transformation. This will be done while retaining the authentic elements, but also by adding a new office volume with all the comforts of today. The character of the building remains the same. After completion, the new office and/or commercial spaces will fully meet today’s wishes and requirements in terms of sustainability, comfort, aesthetics and enjoyment of use. Furthermore, 52 parking spaces will be realized in the basement. The striking glass facade faces the A20 motorway and makes the new building an eye-catcher at a visible location.
In addition to the Manometer factory, there are two other lots that can be involved in the redevelopment. This makes it possible to offer suitable accommodation to both small and large companies (from 2,000m² up to 5,000m²). Two variants have been worked out in the basics, but there is still room to deliver custom solutions together with you as a user. The Manometer Factory offers companies the space to rent an industrial hall in addition to their office functions. “We are looking for pioneers in the manufacturing industry who are going to write new history in this building”. Contemporary office and industrial space
In variant A, two new floors will be added to the existing office section on Nieuwpoortweg. One floor will be added to the Jan van Riebeeckweg and a new facade will be realized. In the basement 52 marked parking spaces will be constructed.
In variant B, an office section with workshop will be added to the existing building at the corner of the plot (junction Nieuwpoortweg and Jan van Riebeeckweg). In addition, a two-storey “optopping” of office space above the existing office section on Nieuwpoortweg will be realized. This part will be “lifted” so that a view is created between the existing buildings and the aforementioned “optopping”. Approximately 52 marked parking spaces will be constructed in the basement.
In the basement, a uniform delivery and finishing level will be pursued for the entire building. In addition, there is room for tenant specific wishes which can be realized in consultation with the landlord.
Situated directly on the ring road of Rotterdam (A20)
The building is located on the south side of the Spanish Polder, directly on the ring road of Rotterdam. It is a perfectly accessible location, combining the advantages of a business park with the proximity of a city centre.
The Manometer Factory is only 500 metres from the slip roads to the A20 motorway. From this point the A20 quickly connects to the A4 (Europoort-Botlek) and the A13 (Den Haag – Amsterdam). There are ample parking facilities in the vicinity and in the plan itself. It is not only easily accessible by car. The Intercity Station Schiedam is about 1 minute walking distance. The station is also part of Rotterdam’s metro network, where no less than three lines stop, including the completely renovated Hoekse Lijn. In the blink of an eye you are in the heart of Rotterdam, or travel effortlessly to another destination in the suburbs. Finally, city and regional buses and a tram plus connection also stop here.
