On behalf of the municipality of Rotterdam, we have started the sale of two residential properties comprising two double lower and upper houses, as well as a single upper house located at Insulindestraat 285A, B01 + B02 and 287A01, A02 + B in Rotterdam.

Available for sale is full ownership of two plots of land with the buildings on these grounds, two double lower and upper houses and a single upper house. According to the Rijksdienst voor het Kadaster en de openbare registers in Nederland, the cadastral registration of the land locally known as Insulindestraat 285 and 287 in 3038 JV Rotterdam shows the following: municipality ROTTERDAM, section AB, numbers 144 and 145, respectively 363 m² and 161 m² in size. The two ground floor flats are rented out for living purposes.

The basic rent of no. 285A is EUR 4,832.52 and of no. 287B EUR 4,973.04 on an annual basis. Part of no. 287 has been squatted for some years. The seller will not take any legal action against this.

Location

The residential properties are located in the trendy residential area of Bergpolder in Rotterdam, within walking distance of numerous amenities such as supermarkets, restaurants, shops and near one of the future entrances of the green walking routes over the Hofbogen (from 2024 you can walk from the Sint Franciscus Gasthuis via the 2 km long promenade to the Hofplein).

The Eudokiaplein shopping centre, tram, bus, Randstad Rail and the A20 and A13 motorways are easy to reach. In 5 minutes you can cycle to the centre and also the Kralingse Bos, the Vroesenpark and the Blijdorp zoo are at cycling distance.

Zoning

Currently applicable is the current zoning plan ‘Blijdorp-Bergpolder’ adopted by the city council on 2 February 2017 which shows that this location has the single destination ‘Residential’ and ‘Garden-1’ and the double destination ‘Value-Archeology 3′. The designated grounds are intended for residences, with the accompanying facilities such as (built-in) storerooms and garage boxes, annexes, as well as gardens, green areas, water and access roads and paths and roof terraces.

Properties may also be used for exercising a profession or business tied to one’s home, provided that a) the residential function shall be maintained to a predominant degree, whereby the gross floor area of the residence may be used for a profession or business tied to one’s home for no more than 30%; b) with regard to a business tied to one’s home, it shall be a business up to and including category 1 as referred to in the list of business activities appended to these rules; c) the façade and roof edge of the residence shall not be used for advertising purposes; d) no business activities shall take place which relate to the maintenance and repair of motor vehicles; e) no retail trade shall take place, unless as a subordinate part of the home-bound profession or business. There is no asking price. You are free to make an irrevocable bid. The bid is without any reservation and unconditional. It is not possible to sell the properties in part.
